For professional referrers

Property-clearance support for clients, estates and managed homes

When a property needs clearing before sale, handover or estate administration, we give professional referrers and their clients a straightforward route from photographs to an estimated range and confirmed arrangements. Where contents may need valuing or collecting first, the clearance can be scoped around that handover rather than risking the wrong items being removed.

Who we support

  • Probate and private-client solicitors
  • Executors, attorneys and estate administrators
  • Estate agents handling probate or pre-sale property
  • Letting agents and property managers managing voids or handovers
  • Auctioneers, removal companies and storage providers whose clients need contents cleared

A simple referral route

You can introduce the client to us directly or send them this page. The person authorised to discuss the property should use the estimate form and include the postcode, timing, access information and photographs of every area to be cleared.

Our estimating assistant acknowledges the enquiry, checks the information supplied and asks only the focused questions needed to prepare a non-binding estimated range. A person then checks the final scope, price and exact date before a booking is confirmed.

Information that helps at the outset

  • The property postcode and any fixed sale, completion or key-return date
  • Who is authorised to approve the clearance and who controls access
  • Wide photographs of all rooms, garages, lofts, gardens and outbuildings included
  • A clear list of items or areas that must remain untouched
  • Parking, stairs, lifts, long carries and any unusually heavy items

When contents need valuation or auction first

If an auctioneer, valuer, executor or solicitor needs to inspect possible saleable contents, that stage should be completed before the remaining clearance scope is confirmed. The authorised person can identify the lots to remain, arrange their collection and then send updated photographs of what is actually left at the property.

We do not assume ownership of contents or present a clearance estimate as a valuation. Clear written retained-item instructions, collection dates and access arrangements help the auction and clearance stages work together without avoidable delay or confusion.

Respectful handling and a clear scope

We understand that referred clearances can involve bereavement, remote executors, vulnerable clients, tenancy problems or immovable deadlines. The agreed scope is recorded before work is booked, with particular care around documents, photographs, jewellery and anything the client wants set aside.

Contents are considered for appropriate reuse, recycling, donation and authorised disposal routes. If a job needs a specialist contractor or cannot be assessed responsibly from photographs, we say so before arrangements are made.

A short referral note your team can keep

If a client needs practical property-clearance support, they can contact The House Clearance Family at enquiries@theclearancefamily.co.uk or use https://theclearancefamily.co.uk/get-an-estimate. We cover Newbury, Thatcham, Hungerford and the wider local area. Clients can send the property postcode and photographs of every relevant area first; we gather any missing details and provide a non-binding estimated range before a person confirms the final scope, price and date.

Please ask the client to identify anything that must remain, access or parking restrictions, preferred timing and any heavy, hazardous or unusual contents. An executor, solicitor, estate agent, landlord or other authorised representative can coordinate the enquiry when the client is not managing the property directly.

Start a professional referral

Send the client to our estimate form or email enquiries@theclearancefamily.co.uk with the property postcode and the name of the person authorised to discuss the clearance. Please do not email identity documents, financial papers or unrelated personal information.
